Project Overview

An Australian startup Gurru came to us with a goal: to build a platform that helps commercial property owners track and reduce waste, and move away from guesswork. Australia’s NABERS regulations were tightening, and building managers needed hard data to stay compliant and cut costs. That’s how Bintracker was born.

We joined as a dedicated team, not just to code, but to help shape the product end-to-end: from the mobile app used by cleaners, to the backend and reporting engine, to cloud infrastructure and integrations.

It was never a typical vendor setup. We worked directly with Gurru’s co-founders, made fast product decisions together, and stayed close throughout. Today, Bintracker runs in over 100 buildings, helps clien

Today, Bintracker runs in over 100 buildings, helps clients like ISPT save $95,000 a year, and plays a real role in ESG and sustainability reporting. This case is about what happens when a startup and a tech team work as one. With shared priorities, full trust, and clear results.

Smart features that deliver
tangible results

Bintracker wasn’t designed to check boxes. Instead, it was built to solve real
operational pain points in commercial waste management. Every feature we
developed had a clear business purpose: to save time, improve data accuracy, and٫
turn reporting from a chore into a strategic asset.

Bluetooth-enabled bin weighing

Cleaners no longer haul bins to the basement. Weigh-ins happen instantly on site — reducing time per collection and lowering labor overhead.

QR-based waste tracking

Every bin and bag is traceable to a specific tenant, waste stream, and location — enabling smarter waste audits and tenant accountability.

Indie developer

Add sentiment analysis to a desktop app without paying per query or relying on the cloud — it just works offline, out of the box.

Power BI + Azure Logic Apps

Real-time dashboards and automated monthly PDF reports — giving managers insights they can act on, without extra manual work.

API for Envizi and ESG tools

ESG and sustainability data flows seamlessly into broader reporting platforms — enabling full portfolio oversight and regulatory alignment.

Contamination control + bin limits

The system flags unrealistic weights and contaminated streams — ensuring better data quality and helping prevent waste fines or reporting errors.

The tech in action

Bintracker now powers smarter waste management for hundreds of buildings.
With real savings, automation, and client success.

CBRE Pacific

First CBRE region globally to automate Scope 3 waste reporting
Automated ESG-aligned reporting
13 offices onboarded

CBRE turned Bintracker into a scalable waste intelligence framework. With real-time dashboards, site-specific insights, and auto-generated reports, they created a clear path from daily operations to ESG metrics. Now, data isn’t just collected, it drives change.

ISPT

$125K in verified savings
14.6% landfill reduction
130+ properties involved

ISPT needed clarity instead of just reports. With Bintracker, they gained full visibility into waste generation by site and tenant, validated supplier data, and engaged occupants through live dashboards.

How Bintracker works:
A Cycle that gets smarter over time

What makes Bintracker effective it’s how the entire system works together to create a self-reinforcing cycle of operational and strategic value.

Once accurate waste data starts flowing in, everything else gets easier and smarter.

Here’s how that impact compounds over time:

1.

Accurate waste data collection.

Cleaners log waste at the point of pickup — by location, stream, and tenant — using QR codes and Bluetooth scales.

2.

Better analytics → behavior change.

Real-time insights highlight where contamination is happening or sorting is ineffective. Managers can adjust cleaning routines or re-engage tenants.

3.

Lower waste costs + fewer pickups.

With better visibility, buildings can reduce overflow, avoid unnecessary hauls, and renegotiate contracts with waste providers.

4.

Improved tenant engagement and ESG scores.

Tenants receive feedback. Sustainability benchmarks improve. NABERS and ESG reporting becomes simpler and more accurate.

5.

Portfolio-wide reporting → scale → repeat.

As more buildings join, organizations start seeing trends across locations — unlocking broader savings and strategic insights.
Each step fuels the next. That’s why Bintracker is a platform that improves with every site onboarded.

The results across the
industry’s most demanding
portfolios

Bintracker is used across Australia’s most complex property portfolios: from
corporate HQs to retail centers. The platform we helped build now powers smarter
waste management at the national scale.

300+ commercial office towers onboarded

Live across Australia, New Zealand, and Singapore, proving its adaptability in different property types and regions.

Recognized NABERS Waste leader

Gurru, the company behind Bintracker, is Australia’s largest NABERS Waste assessor, driving national compliance standards.

Portfolio-wide adoption by top-tier clients

Used by ISPT, CBRE, Centuria, Abacus, JLL, and others — from Class A offices to retail centres.

Adopted in Melbourne’s tallest towers

Bintracker is implemented in 19 of the 24 tallest office buildings in Melbourne. That’s a clear signal of trust from the country’s most prominent commercial assets.
